LONG BRANCH: Another large oceanfront project appears to be moving forward in the city.
Long Branch resident Mimi Feliciano plans on constructing 47, $1 million units in a 8-story, 2-towered, tiered building in the next few months at 320 Ocean Ave., which is the street end of North Bath Avenue.
"Our concept for this project is a single building that's connected on the first floor and then splits into two towers," architect Jim Monteforte said at the Oct. 14 council meeting. "The reason we did this was to break up the building and add more light, visibility and air through the project itself."
Monteforte said all the parking for the site will be located underground and that there will be 86 parking spaces with 42 lifts to add extra parking during the summer months.
Feliciano, CEO of FEM Real Estate, Montvale, said her original plan included 11 condominium units, but that she was able to expand the project by gaining more property.
"It started as a small project and the goal was to get properties around it and we were able to successfully do that to make it a bigger project," Feliciano said.
She said she hopes to begin construction of the project in the spring and said it will take less than two years to complete.
The council will likely pass a resolution at its next meeting giving its approval for the project. The project is located in a redevelopment zone, so the council must first approve it before the developer goes before the Long Branch Planning Board on Dec. 3 for final approval.
Monteforte said the project will require no waivers from the city's design guidelines for the redevelopment zone.
"The property is fully compliant with your ordinances and we're very proud of the quality of this project," Monteforte said. "It's definitely a class A building."
Councilman Michael Siriani also commended the project.
"You have really brought something beautiful to the city," Sirianni said.
